Having met the required number of pre-sold units, the residential condominium tower at Lakeside DFW is moving forward! The broker handling sales for the Lakeside Tower said that 54% of the units have already been pre-sold. But first, the project will need approval from the town of Flower Mound. A site plan and a replat are expected to go before the Planning and Zoning Commission on May 9. If approved, the condo tower would be 15 stories tall and would include 48 individual units. Hayden said all of the units would have a view of the lake. The project would also include four bungalows adjacent to the condo. Currently, unit prices start out at $675,000 and increase based on square footage and what story the unit is on. Square footage ranges from 1,100 square feet to 5,000 square feet.
Leslie Bardo, vice president of marketing for Realty Capital, said the condo tower has drawn interest from not only Flower Mound residents wanting to downsize and live in luxury but also from residents in nearby cities such as Grapevine, Colleyville and Southlake. “That demographic wants to stay in the area,” Bardo said. “They have the choice to go to Uptown Dallas, but they don’t want to.”Bardo said the process to bring the first condo tower to Flower Mound has been different than other parts of the Metroplex.“When we searched for financing, one of the boxes that bankers check is what’s out there that’s comparable,” Bardo said. “Obviously, there aren’t suburban condo towers around here that we can compare. Not even in the vicinity.” Bardo said project leaders had to find the market to prove that this project would be viable. “We had to establish that market and let (the banks) know that there is a market, but there isn’t a product out there to purchase,” Bardo said. Bardo said it helped having several buyers sign agreements and put earnest money down early on. And for the most part, they stayed on board for months. “That was a light bulb moment for the lenders and the equity partners,” Bardo said. “There really is a market for this.”
He said Lakeside Tower would generate “tremendous” ad valorem tax value to the town. “This will likely provide the most ad valorem taxes on any two-acre site in Flower Mound,” Myers said. He said the tower could also help attract a developer for the hotel and conference center that is proposed for the peninsula just south of the Lakeside DFW project. Plans for the hotel are on hold, however, as there was a change in developer earlier this year.
Overall, Bardo said the tower will also draw attention to the existing and future retail in Lakeside DFW. “This will create a synergy that will help finish out the area,” Bardo said.
